STRATFORD CITY | BRENT CROSS CRICKLEWOOD | GREENWICH PENINSULA | LINCOLN WESTERN GROWTH CORRIDOR | BRITISH LAND

 

HDS continues to work on many of the nation’s biggest regeneration projects. Here, we introduce just a few of these projects.

STRATFORD CITY

The proposals for this new, 178-acre urban centre encompass 13 million square feet of development, including almost 5.4 million square feet of commercial floorspace, 4,500 new homes and an educational campus.

We advised on the development and submission of the masterplan, producing options and costs for providing social infrastructure and maximising benefits. We also provided a Regeneration Strategy and Integration Strategy, and contributed to the post-application negotiations.

Since then, we have advised Stratford City Developments Ltd, on social infrastructure and on the scheme’s integration with the 2012 masterplan. We are also overseeing the implementation of the jobs and business strategy, and education initiatives.

BRENT CROSS CRICKLEWOOD

This new, 100-hectare town centre will include 7,500 new homes, new schools and health facilities, and new bus and train stations. It represents the largest ever investment in the area’s transport and community infrastructure.

We were commissioned to advise on the regeneration by the Brent Cross Cricklewood Development Partners – Hammerson, Standard Life and Multiplex.

As part of the masterplanning process, we undertook background studies on the area’s educational, health, community and cultural facilities. We also provide ongoing liaison and process management with public sector stakeholders on the scheme’s social infrastructure.

We are now developing a Social Infrastructure Strategy, a Regeneration Strategy, and the socio-economic chapter of the Environmental Statement. All these will be submitted with the scheme application in 2007.

GREENWICH PENINSULA

The 13,000 new homes planned for the Greenwich Peninsula – one of London’s largest regeneration sites – will transform a derelict industrial wasteland into a completely new neighbourhood.

The two major schemes in the area – the Meridian Delta around the Millennium Dome, and Greenwich Millennium Village – together total 1.5m square metres of development. HDS has advised on both.

We produced the socio-economic chapter of the Environmental Statement for the second phase of Greenwich Millennium Village, providing technical analysis to support the Section 106 negotiations on education.

To help deliver post-application planning conditions for Meridian Delta, we developed key elements of the Community Services Plan – a detailed examination of the new community’s needs for nurseries, health facilities, play space and community centres.

LINCOLN WESTERN GROWTH CORRIDOR

Led by Taylor Woodrow, this urban extension is an opportunity for Lincoln to reverse a long period of relative decline, boosting the city’s population by almost 15%.

On Taylor Woodrow’s behalf, we worked with the local authority to identify ways to maximise the potential of the scheme. We held workshops with various council teams, as well as the police, ambulance service, education and health bodies, to identify their needs and how these might be best met by the scheme.

We also provided technical analysis for the Environmental Statement, reported on the scheme’s importance to Lincoln’s economic success, provided the socio-economic context for the Design and Access Statement, and analysed the open space within the scheme.

BRITISH LAND

HDS has worked with British Land since our inception. Its long-term approach to property investment means regeneration is central to the development strategy at many of its locations.

We help British Land assess the social and economic impacts of its schemes, suggesting improvements and helping it demonstrate the benefits to local authorities. In Section 106 negotiations, we have been instrumental in helping both sides reach swift, successful conclusions.

We also work with community organisations on British Land’s behalf. For example, we’ve advised a youth centre on redeveloping its buildings, helped local groups raise funds to match contributions from British Land, and helped the company work with educational bodies to support local people developing careers in property and construction.
